By creating an account or using this site you agree to these terms. If you do not agree, do not use the service. These are pre-launch terms and will be expanded before general availability.

What the service is

New Guard Property Hub provides property discovery, listing management, educational information and a workspace for tracking a residential transaction.

We are not a lender, mortgage broker, law firm, appraiser, title or escrow company, insurance producer, or a party to any purchase agreement. We do not hold or transmit transaction funds.

Accounts

You are responsible for the accuracy of the information in your account and for keeping your credentials secure. You must be at least 18 years old and legally able to enter contracts.

Listings and submitted content

If you submit a listing you confirm that you own the property or are authorised to market it, and that the details you provide are accurate to the best of your knowledge.

You grant us permission to display your submitted listing content on the platform. We may decline, edit or remove a listing, and we may change its verification state.

Verification means our team reviewed submitted details for internal consistency and plausibility. It does not establish title, ownership, condition, permits, value or the accuracy of third-party data.

Estimates and educational content

Valuations, monthly cost figures, affordability results, closing-cost estimates, investment scenarios and readiness scores are deterministic calculations based on the assumptions we publish. They are estimates only, not appraisals, loan offers, or financial, legal or tax advice.

Demo listings and demo estimates are labelled as such and do not represent real inventory.

Offers and transactions

The offer and transaction workspace records your intent and progress. It does not create, replace or substitute for a signed, state-compliant purchase agreement or any required disclosure, and it does not constitute representation.

Fair Housing

We support the Fair Housing Act and Equal Housing Opportunity. Discriminatory content or conduct based on race, colour, religion, sex, disability, familial status or national origin is prohibited and will be removed.

Prohibited use

Do not scrape, misrepresent your identity or authority, post fraudulent listings, attempt to access other users' data, or use the platform to solicit fund transfers.

Disclaimer and liability

The service is provided on an as-is basis without warranties of any kind. To the maximum extent permitted by law, we are not liable for indirect or consequential losses arising from use of the platform or reliance on estimates or educational content.

Changes

We may update these terms. Continued use after an update means you accept the revised terms.
